Commercial Property Lease Melbourne Rapidshare Can A Commercial Property Lease Be Broken If My New Business Fails?

Can a commercial property lease be broken if my new business fails? - commercial property lease melbourne rapidshare

In the snapshot of the search for a small store for my new business that I needed to get the hiring of three years, rents seem to be the norm. That's what worries me is that if the new business that I will not be glued to this Treaty are linked.

My question is whether my company that I did not remain responsible for paying the rent for the rest of the time allotted?

Am I better to start a company to avoid this trap, if things go wrong in the economic climate and my business will fail.

Thanks

Yes, if your company is not responsible for the lease.

And Re: An LLC ... They are still * you want to personally guarantee that there do not want you to walk away from the place and say "sorry sucker, you go to the LLC.

As if you rent a house and lose your job ... You are still responsible for the payments you have a contract to do (legal and moral) to.

You are smart to worry about first. Do not sign the lease of 3 years. Who was "standard" When the economy was booming and the future seemed promising. It is important that every month for rent, even if you pay a premium for it. If you own beats, it might be wise to leave.
The LLC protects you from obtaining justice, but only if the owner does not require (a personal guarantee, and they need one). Thus, a sole proprietor shall, for the moment ..

The commercial market is in many areas such as the housing market. You shuold be able to negotiate a favorable rent. If you do not limit the form of a corporation or LLC, its obligations. Read your contract carefully. Some held personally responsible, it will not help if the breach of the provisions of the lease.

Yes, probably. You might do a few things to acquire the find, take the situation of finding a tenant for the lease or someone to the company, then it is your problem. Most landlords who resist. They want the credit, financial statements, bank financing, etc.

Speak with a lawyer to know that the best way to protect their personal property (LLC, S-Corp, whatever), but if you are a sole proprietor, he is personally on the hook for his three full years
